About us

Sascha Zander and Christian Roth founded the zanderroth office in Berlin in 1999, a time following the fall of the Berlin Wall when the city’s urban structure was beginning to expand again on the basis of its parcel structure from the Gründerzeit era, i.e. “founding years.” Today, the office is known for making innovative, experimental, and affordable housing, as well as for effective building group concepts that have been used to develop and realize numerous projects. Beyond its focus on innovative housing construction, the firm is deeply engaged in developing new urban planning concepts.

A hallmark of zanderroth’s architecture is the rigorousness of its conception, organization, and design, as can be seen in its multiple award-winning housing projects in Berlin – including projects at Zelterstrasse, Liebigstrasse, Pasteurstrasse, und Thulestrasse.

th62 - New development of six apartment buildings Thulestrasse 62, Berlin

The six free-standing structures are located in a park-like, car-free, urban landscape that opens up to the sky in all directions. The residential ensemble is characterized by its “vertical gardens”, which lend the buildings a highly unusual atmosphere by creating private, vertical gardens in the middle of the city. The buildings each have 66 different living units with varying floor plans, from 1.5-room apartments with 43 sqm, to penthouse apartments with 209 sqm.

li01 - New development of six residential buildings Liebigstrasse 1, Berlin

The ensemble of six point houses is situated in the midst of a 5.000 sqm park-like landscape in a very central location. The new “quarter” at Liebigstrasse 1 is quiet and condenses the existing urban structure in a gentle way. A distinction is made between two different building typologies: 2 x VI-storey, 4 x VII-storey, and also between 6-7 different apartment types including a garden apartment.

ze05 - New development of a residential estate Zelterstrasse 5, Berlin

The building in Zelterstrasse is an ensemble of 23 townhouses, 10 garden houses behind it and 12 penthouses above it. In between, there is a large garden courtyard with a garage beneath it. The advantages of one’s “own home” while retaining the density of a residential estate add significance to the aspect of community. The separated, yet overlapping access to the building gives the project an additional village character in terms of its use.

bel - New development of a residential building Belsenpark II, Düsseldorf
In an invited structural engineering competition of the Pandion AG the design of zanderroth for Düsseldorf’s quarter "Belsenpark II" was awarded with the 1st prize. The area is conceived as an urban mesh with different public spaces, small squares and different street spaces. Characteristic is the distinction of the blocks into large forms as well as the formulation of urban houses. Whether privately financed or subsidized housing, the diversity of requirements presents itself naturally in the juxtaposition and coexistence of the building blocks and forms the new lively neighborhood in its entirety.
pionier - High-rise apartment living with social solidarity, Berlin
PIONIER literally combines two ideas, once seen as incompatible, under a single roof. The project provides 160 high-quality, affordable owner-occupied apartments, which in turn help to finance the construction of 160 social housing units for low-income groups. And all in the same building! It is all made possible through a unique public-private partnership model. Many cities have sites which are not sufficiently used. In the case of PIONIER, the site is leased for one hundred years, taking the legal form of an inheritable lease, and stays in public ownership, while land costs are reduced for the purchaser, cutting down on the overall price. Despite these low prices, no compromises in terms of architecture, quality of fittings, or environmental standards are made. True to its social and political ambitions, PIONIER enables different social groups to live together under a single roof, helping to further social integration.
zol - New development of a residential ensemble Zollhafen 1, Mainz
A new 4-storey residential block is going to be built at the historic basin of Mainz' old port. All 70 apartments are aligned with their living areas to the waterfront so all residents can enjoy the tranquility of the canals and the view of the harbor basin. An inner courtyard and different outdoor areas by the water are going to form a new neighborhood. The development concept leads to a large variety of different apartment types with a high level of flexibility in the floor plan design.
Based on the city's building tradition, the residential block will have a locally typical materiality as a facade as well as facade greening in the courtyard areas. Further reading
